Land in Geneva: The true price is calculated before the offer

OAKS GROUP | NEWS - Land in Geneva: The true price is calculated before the offer

Two plots of the same size, in the same municipality, can have very different values. The price per square meter alone says nothing about the rights that can actually be exercised, the necessary works, or the schedule risk. To prepare an offer, residual value provides a more useful decision-making framework than a municipal average.

1. Start with what can be built

The cantonal documentation on zone 5 indicates a standard floor area ratio of 0.25. Higher densification is subject to a derogation: it is not an automatic right attached to the land.

The page specifically specifies three conditions: a sector identified in the municipal strategy, harmonious integration, and a sufficient portion of natural ground. The department examines these elements during the authorization request. A constructibility hypothesis must therefore be measured against applicable rules and an architectural study, without confusing preliminary feasibility with an obtained permit.

2. Reconstruct a land budget in reverse

The principle is simple: start from conservative sales revenues, then deduct construction, fees, infrastructure, transaction costs, financing, contingencies, and target margin. The balance represents a residual budget, not a market appraisal or a purchase recommendation.

Exclusively hypothetical example, without reference to a real offer:

Item
Hypothesis CHF
Sales revenues
5 000 000
Construction
-2 600 000
Fees, infrastructure and transactions
-500 000
Financing and contingencies
-300 000
Target margin
-600 000
Residual land budget
1 000 000

The target margin is an economic reserve sought to remunerate the project risk. It does not constitute a net profit realized: the result will depend on the effective costs and the tax perimeter used.

3. Measure sensitivity before negotiating

If the revenues in the example decrease by 10%, they drop to CHF 4 500 000. With other hypotheses unchanged, the land budget falls to CHF 500 000. A limited variation in the exit can thus strongly modify the land offer.

One must also test the cost of works and the deadlines. As acquisition costs themselves depend on the chosen price, a professional model may require several iterations. Each expense must appear only once.

4. Gather the documents that can change the calculation

  • Extract from the land register, easements and public restrictions.
  • Access, networks, and servicing needs.
  • Constraints related to trees, noise, and soil.
  • Feasibility study and discussions with the municipality.
  • Documented estimate of costs and marketing hypotheses.

5. A historical grid remains a benchmark, not a verdict

Our article on 2025 indicative prices serves as historical context. It does not replace an updated value of your plot. A defensible price relies on verifiable hypotheses, a safety margin, and the precise legal situation of the property. Discover our support for owners.
